Through precision design, digital coordination, and factory automation, TSES companies deliver consistent quality and safer assembly while minimising on-site labour and waste. Each process is optimised to reduce embodied carbon and improve resource efficiency throughout the build cycle.
Through years of coordinated design and production practice, TSES companies have developed strong capabilities in applying the industry’s Advanced Precast Concrete System (APCS) as the structural framework for modular and DfMA solutions.
By combining digital modelling, precision reinforcement detailing, and controlled factory production, TSES ensures every component is engineered for accuracy, manufacturability, and efficient on-site assembly.
TSES applies the PPVC method of modular construction across steel, precast concrete, and hybrid systems.
For each project, TSES engineers the most appropriate configuration — from lightweight steel modules for mid-rise developments to reinforced concrete systems for high-rise applications. This versatility enables faster installation, reduced on-site work, and lower embodied carbon across diverse building types.
TSES has developed a suite of engineered products – including ultra-lightweight Prefabricated Bathroom Units (PBUs) manufactured using ultra high performance concrete (UHPC), special-design splice sleeve connections, and voided slab systems – that enhance buildability, installation efficiency, and structural performance across modular and DfMA projects.

Building on the Group’s early adoption of modular technology, TSES continues to advance prefabricated systems through the Group’s Lithe™ UHPC technology.
Manufactured in controlled environments for precision and finish consistency, Lithe™ PBUs combine high strength with reduced weight — achieving up to 60% lighter construction compared to conventional reinforced-concrete units. These modules improve on-site efficiency, safety, and environmental performance, supporting BCA Green Mark and other green-building certification standards.
Developed in collaboration with Splice Sleeve Japan and Splice Sleeve Singapore, TSES applies the TS Sleeve system to enhance reinforcement continuity in precast concrete connections. This grout-filled coupler improves structural strength, safety, and seismic resistance while simplifying site assembly and reducing congestion at joint locations.
TSES applies Cobiax voided slab technology to create lighter, more efficient concrete floor systems.
By replacing solid concrete with recycled-plastic void formers, this system reduces concrete volume by up to 30%, cutting approximately 210 kg of CO₂ per cubic metre displaced — while maintaining structural performance and design flexibility. This approach supports lower embodied carbon and greater material efficiency across large-span structures.
TSES designs and delivers Temporary Protective Enclosure (TPE) systems that enable safe construction beside and above live railway infrastructure without disrupting operations.
Engineered to protect operational tracks, power systems, and signaling equipment, these systems meet stringent railway-authority requirements while improving buildability, safety, and programme certainty for rail-adjacent and over-infrastructure developments.

By combining Mass Engineered Timber (MET), Light Gauge Steel (LGS), structural steel, and sustainable concrete technologies, TSES delivers high-performance, low-carbon building solutions tailored to modern construction needs.

TSES implements MET systems that are precise, clean, and fast to install — offering up to 35% project time savings.
Sourced from sustainably managed forests, MET naturally stores carbon, reducing lifecycle emissions and contributing to greener construction. Through precision prefabrication and superior structural performance, MET components minimise material waste, on-site disruption, and noise while enabling faster assembly and design flexibility.
TSES applies LGS systems that combine the strength of steel with the efficiency of prefabrication.
Lighter than conventional concrete or timber structures, LGS enables easier transport, rapid assembly, and excellent dimensional accuracy. Its off-site fabrication minimises waste, noise, and on-site labour — supporting safer, cleaner, and more sustainable builds at scale.
TSES uses a range of fibre reinforced concretes — including Glass Fibre Reinforced Concrete (GFRC), Ultra High Performance Concrete (UHPC), and Steel Fibre Reinforced Concrete (SFRC) — to produce structural and architectural precast components tailored to strength, durability, and aesthetic requirements.
Each material offers distinct advantages in strength, weight, finish, and design freedom, allowing TSES to deliver durable, precise, and expressive precast solutions.
TSES develops and utilises in-house Green Concrete Mixes that are certified with the 4-Tick ‘Leader’ rating under the Singapore Green Building Product (SGBP) scheme — the highest level of certification for environmental performance.
These advanced mixes combine high strength and durability with lower embodied carbon, supporting efficient, low-impact precast and modular construction. They help clients meet sustainability benchmarks such as BCA Green Mark and other international standards.
